Werner Minshall, Co-Founder and Principal
Werner Minshall is responsible for the strategic direction and overall management of the Company. His responsibilities include: leading the development of strategic business initiatives, ensuring business systems are optimized, providing experienced leadership in negotiations and structuring business transactions.
Werner has completed the acquisition of industrial, retail, multifamily and office assets in Ohio, Michigan, Wyoming, Virginia, Maryland and Washington, DC. Through careful turn around strategies, Werner has consistently achieved equity returns in excess of 30%.
Werner holds a Bachelor of Arts in History with a minor in Religion from the University of South Carolina, and began his real estate career while matriculating as an undergraduate in Columbia, S.C.
Lydia Monroy, Co-Founder and Principal
Lydia Monroy is responsible for acquisitions, due diligence, fundraising, asset management and the operations of the Company.
Prior to co-founding, Pearl Equity Partners, she was the Managing Director of Benedict Canyon Equities, a private equity real estate firm focused on the acquisitions of value-add multifamily assets in the Western, U.S. She was responsible for the operations of the firm, including transaction oversight, investment analysis and strategy, investor relations and reporting.
In the 6 years she worked for BCE, she grew the company platform with the acquisition of 58 properties valued at $1.5 billion. In addition, she was responsible for the disposition of 46 assets valued at $740 million and the refinance of 30 assets valued at $366 million.
Lydia received a B.A. in Psychology from Yale University and an MBA from UCLA Anderson School of Business.
Joan MacLeod, Chief Financial Officer
Joan MacLeod is responsible for the accounting and financial reporting of the firm.
Her business career began as a market research analyst with the Alcan aluminum company in Cleveland, Ohio and the Department of Labor in Washington DC. In 1994, she became the CFO of the Minshall Development Company and in 1998 became the CFO of Minshall Stewart Properties. She is experienced in all aspects of property accounting and financial reporting.
Joan received her B.A and MBA degree from the Moore Business College at the University of South Carolina in 1974.
Jeffrey Bedia, Operations Manager
Jeff Bedia is responsible for the daily operations and management of the headquarters, based in Washington, DC. He has been providing management and administrative support to the principals and executive officers of the firm since 2001.
Jeff is an integral part of the team ensuring that all financial and investor matters are handled with care and attention to detail. His commitment to excellent customer service and high performance stems from his previous career in the hospitality industry, where he earned multiple awards for concierge service and top producing sales manager for an international, luxury hotel.
He holds a B. A. from De la Salle University in Manila, Philippines where he majored in Human Resource Management with a minor in Arts Management. While Jeff is a transplant from Toronto, Canada, the nation’s capital has been his home for nearly 20 years.
